Everything You Need to Know About Wasaga Beach’s Transformation

If you’ve spent time in Wasaga Beach, you already know its reputation. Long summer days, Beach 1 crowds, and a shoreline that’s hard to compete with. 

But what’s happening now goes beyond that reputation. It’s about sustained investment, long-term planning, and a shift in how the community is experienced. What’s unfolding is less about bringing back what once was and more about building something that works better for how people live today and in years to come.

For years, Wasaga Beach has been defined more by when people visit than by its residents.

That’s what’s changing.

Through the Downtown Development Master Plan (DDMP) and a wave of new investment, the Town of Wasaga is taking a more deliberate approach to growth, one that supports long-term livability. More than $355 million in public and private investment has already been secured, reinforcing Wasaga Beach’s shift toward everyday living. 

A Vision Grounded in What Matters to the Community

The broader Destination Wasaga plan reflects priorities shaped by residents, balancing growth with preservation. 

  • The beachfront remains public. The shoreline will continue to be protected as a shared space for everyone to enjoy.
  • No residential development on key parkland. Lands transferred from the province will be dedicated to public use, tourism, and community infrastructure.
  • A focus on nature and sustainability. Expanded green space, ecological protection, and nature-based experiences are central to the plan.
  • A more balanced local economy. The goal is to support businesses, attract visitors beyond the peak months, and create a more stable, livable community.

What This Looks Like in Practice

The plan introduces a series of new spaces and connections designed to bring people closer to the water, nature, and each other.

  • Flexible parks and gathering spaces designed for all seasons
  • Improved and more accessible boardwalks and waterfront access
  • A riverfront marina and enhanced connections to Nancy Island Historic Site
  • A proposed cultural venue and event space
  • A new pedestrian bridge linking key areas across the waterfront

These elements work together to create a more connected, cohesive downtown. 

Backed by Major Provincial Investment

This transformation is being supported by significant provincial funding of nearly $38 million aimed at strengthening the Wasaga Beach community to support infrastructure, heritage preservation, and long-term growth.

Key investments include:

  • $25 million toward the redevelopment of Nancy Island Historic Site
  • Nearly $11 million for roadway and infrastructure upgrades, supporting access to the beachfront and enabling more than 3,000 new homes
  • $2 million to advance downtown planning and redevelopment efforts

Beyond funding, the Province is working with the town to integrate beachfront lands into the broader vision, with the condition that they remain public. 

Planning for Long-Term Growth

Beyond the waterfront, Wasaga Beach is planning for how the community evolves. 

Destination Wasaga outlines a connected, four-season downtown, while the Town’s updated Official Plan provides the framework for how growth will be managed over the next two decades.  

A new K–12 school and community hub, developed in partnership with the Simcoe Muskoka Catholic District School Board, is set to open in 2027. This marks a major step forward for local families, bringing expanded education options into the community.

A Major Retail Addition

The arrival of Costco Wholesale marks one of the clearest signs of growth, bringing a $50 million investment and approximately 370 jobs.

For a community historically shaped by seasonal tourism, this introduces everyday convenience while supporting a more stable economic base.

Located just a 5-minute drive from Wasaga Walk, it brings essential shopping and services closer to home for future residents.


Downtown & Beachfront Redevelopment

At the same time, the Town is reimagining its core through the Downtown Development Master Plan.

Key elements include:

  • A new public square at Beach One
  • Mixed-use residential and retail spaces
  • A premium hotel to support year-round activity
  • Improved roads, pathways, and public spaces

The goal is a more connected, walkable downtown that supports daily life, not just peak summer traffic.
